JOB DESCRIPTION:
Pre-Construction Project Manager

ACCOUNTABILITY:
This position reports to the Senior Manager of Pre-Construction and is responsible for the overall management of site surveys and pre-construction landlord work. The Pre-Construction Project Manager must survey all sites and report on constructability as well as ensure that all work is in compliance with Work Letter. Maintain constant effective communication with management regarding work status.
ESSENTIAL DUTIES AND RESPONSIBILITES:
- Perform site surveys for all potential project locations
- Submit constructability reviews for each location
- Review all Work Letters and ensure compliance
- Monitor construction progress for all Landlord work
- Create pre-bid subcontractor lists
- Pre-qualify subcontractors
- Manage pre-bid job progress
- Create customized project schedules for each job
- Visit the jobsite on a regular basis to ensure project progress & quality – travel week days
- Work from regional office/home office Mondays and Fridays; submitting all reports
- Effectively interface with Project Manager, Account Representative and Client to review landlord work progress and any outstanding issues
MINIMUM DESIRED QUALIFICATIONS:
- Typically requires at least 10 years of field construction experience, with at least 1 year in a supervisory capacity
- Must have a thorough understanding of construction industry practices, processes and standards
- Must possess above average communication and interpersonal skills both oral and written
- Must be tactful in all communications
- Requires the ability to read, analyze, and interpret all necessary construction plans, blueprints and documents
- Requires the ability to write thorough, complete and timely reports and business correspondence and effectively communicate ideas and concepts in writing
- Must have the ability to perform basic math calculations including algebra and geometry
- Computer skills with MS Office (Word, Excel, PowerPoint, Outlook) required
- Experience with MS Project required
- Experience with digital photography required
- Must have the ability to travel regularly and often
- Must possess valid CPR and first aid certifications
- Must possess valid drivers license and passport
- This position requires regular visits to job sites under construction and the ability to walk, climb and move about sites to investigate and ensure that proper construction practices have been employed
